Redevelopment Initiative

In 2017, GRAFT embarked on a significant project to redevelop the former Eiswerk site in Berlin’s Mitte district, situated between the Spree River and Köpenicker Straße. This initiative focused on revitalizing the former cooling house, residential building, and the area adjacent to the Spree, with a vision to create a harmonious blend of historical preservation and contemporary functionality.

Historical Significance

The Eiswerk site holds historical significance, having been established in 1909 by Norddeutsche Eiswerke AG as a production plant for artificial ice. Over the years, it played a crucial role in supplying ice for cooling food across Berlin until advancements in refrigeration technology led to its closure in 1995. Recognizing its industrial heritage, GRAFT’s architecture aimed to breathe new life into this iconic location.

Design Philosophy

At the heart of GRAFT’s design philosophy was the idea of opening up the area and creating public access to the Spree River from Köpenicker Straße. This involved reimagining existing structures and introducing new elements while preserving the site’s historical integrity. The goal was to foster a seamless connection between the urban landscape and the waterfront.

Architectural Transformations

The project involved the renovation and transformation of the central building, the former cooling house, into commercial premises with offices for a co-working space provider. This revitalized space complemented the new residential volume with commercial units, enhancing the site’s functionality and attractiveness. Additionally, a new commercial premises (Haus A) facing the Spree River emerged as a contemporary landmark, harmonizing with the historical ice works building.

Creating a Dynamic Environment

The Eiswerk redevelopment created a dynamic inner-city quarter, blending historical charm with modern complexity. The addition of new apartments, commercial units, and cultural facilities added vibrancy to the area. The design prioritized creating attractive working environments, offering a mix of office spaces, conference areas, stores, and restaurants, all connected by a welcoming forecourt.

Intersection of History and Modernity

Eiswerk by GRAFT stands as a testament to the successful revitalization of a historical site into a unique urban intersection. The project sensitively integrated contemporary elements while respecting the proportions and heritage of the existing buildings. This transformation not only preserves history but also enhances the area’s appeal as a vibrant and culturally rich urban space.
